Umbau eines denkmalgeschützten Wohn- und Geschäftshauses in der Altstadt Pirnas.

Das im 17. Jahrhundert erbaute Gebäude wurde im Laufe der Zeit mehrfach umgebaut zur Zeit der DDR stark vernachlässigt. Die Trauflinie wurde durch eine Aufstockung in den 1930er Jahren verändert. Das Erdgeschoss wurde ebenfalls in den 1930er Jahren stark umgebaut.

Die Bausubstanz war größtenteils durch Bauschäden und Schädlingsbefall stark zerstört. Gerettet werden konnte die Fassade mit Sandsteingewänden im 1.OG so wie Gewölbekeller und Teile der Sandsteinwände in EG und 1.OG. 

Nicht ursprüngliche Gebäudeteile wurden konsequent zurückgebaut und die ehemalige Trauflinie wieder hergestellt. Wegen des massiven Abbruchs wurden große Teile der Tragkonstruktion erneuert..

Die Wohneinheit erstreckt sich über zwei Etagen ab dem ersten Obergeschoss. Im zweiten Obergeschoss befinden sich die Aufenthaltsräume. Die eingezogene Galerie wurde so konzeptioniert, dass sie nicht als Aufenthaltsraum anrechenbar ist und somit nicht zur Einordnung in die baurechtliche Gebäudeklasse beiträgt.

– EN – Reconstruction of a listed residential and commercial building in Pirna’s old town.

The building completed in the 17^th century was converted on numerous occasions but then severely neglected during the GDR era. The eaves height was changed by adding a roof extension in the 1930s. Alterations were also made to the layout of the ground floor around the same time. The building fabric was in a severe state of disrepair due to structural damage and insect infestation. It was merely possible to save the first floor facade with its sandstone walls, the vaulted cellar and parts of the sandstone walls on the ground and first floor.

All parts that were not part of the original structure were removed and the former eaves line was recreated. Due to the excessive demolition work, large parts of the supporting structure had to be reconstructed

The residential unit is accommodated on the first and second floor. The actual living areas are under the roof. The inserted gallery was planned in such a way that it would not be considered as habitable space and would therefore have no effect on the building regulation’s fire rating classification.
