Kernsanierung eines Gebäudes der Jahrhundertwende Gründerzeit mit “offenem” Wohnungsgrundriss. | Redevelopment of a building from the turn of the century with an open-plan concept.

Zeitgemäß liegen bei Gebäuden des beginnenden 20. Jahrhunderts die “schönen” Zimmer zur Straße und die dienenden Räume zum Innenhof. Nur blöd, wenn der Innenhof im Süden liegt!

Traditionally, the “pretty” rooms of buildings completed at the beginning of the 20th century face towards the street; the serving rooms to the inner courtyard. This is perfect so long as the courtyard does not face south.

Das Gebäude wurde in seiner Nutzung um 180° gedreht. In dem Zug wurden die meist kleinen Wohnungen größtenteils aufgelöst und neu definiert. Der Wunsch nach offenen Wohngrundrissen führt zwangsläufig zur Problematik der Abgrenzung privaterer Bereiche. Dabei ist die Definition entscheidend. Entgegen der aktuellen Meinung fordert offenes Wohnen jedoch eine Parzellierung um Privatheitsgrade gewährleisten zu können. Die Privatheit muss mit der Tiefe des Raumes zunehmen.

In this case, the layout of the building was rotated by 180°. This change was used to remove most of the smaller apartments and redefine the spatial configuration. The call for open-plan layouts inevitably leads to a necessary separation of private space. The definition is, in this case, crucial. In contrast to current belief, open-plan concepts actually require a gradation of space in order to ensure the different degrees of privacy. Privacy has to increase according to the depth of a room. 

 

Das Prinzip ist keineswegs neu, das Problem ist die Definition der beiden Begriffe und der baulichen Abgrenzung. Frei Wohnen ja, Gäste und Freunde aber bitte nicht frei bewegen!

Die Küche mit Esszimmer ist wieder der Ort geworden, an dem man Gäste empfängt, das Wohnzimmer dagegen ist ein Ort geworden, an dem man gerne für sich ist.

This principle is not new; however, the problem requires a definition of both terms and the corresponding structural separation. Living should be unrestricted; however, not the movement of friends and visitors! The kitchen with adjoining dining room has once again become the place to entertain visitors; the living room, on the other hand, a place to retreat.
